Nearly 50 years of exceptional senior care. $4.2 billion in investments. 31% average IRR to our limited partners.
The United States is facing an unprecedented shortage of senior housing. 11,200 Americans turn 65 every single day. The 80+ population, the cohort that drives senior living move-ins, is growing at 4.6% annually and will nearly double by 2035.
The industry needs an estimated 800,000 additional units and $350 billion of investment by 2030 just to maintain current occupancy levels. Meanwhile, new construction sits at its lowest point in nearly two decades. Senior living communities are filling faster than they can be built, and there is no realistic path to closing that gap through new supply alone.
This is the silver tsunami. And it rewards operators who already have their surfboards waxed.

Most senior living investors are capital allocators. They find a deal, write a check, and hire a third-party operator they hope will perform. Voralto is different.
We source, underwrite, acquire, license, staff, fill, and operate every community through our own affiliated operating companies. That vertical integration is how we compress timelines, control quality, and generate operational alpha that pure-play allocators cannot replicate.
Our affiliated operators lean on proprietary operating frameworks forged from two decades and thousands of real decisions across every phase of the senior living lifecycle. From clinical operations and labor management to sales execution, pricing discipline, and local demand generation, the playbook is built on systems and accountability structures that have been tested, broken, rebuilt, and refined through hands-on operation. That execution mindset is ingrained in every facet of our people processes, from how we hire and onboard community leaders to how we measure performance and hold teams accountable at the property level.
We fully integrate the latest technologies, including AI frontier models, across sourcing, underwriting, performance monitoring, marketing, and resident care operations.

The Voralto Senior Living Fund is an operator-led and AI-integrated investment platform focused on value-add acquisitions and selective ground-up development of senior housing assets across the United States.
Our thesis starts with a conviction most capital allocators miss: senior housing is an operating business, not a real estate trade. Communities underperform not because of location or demand, but because of operational breakdowns that require hands-on execution, not financial engineering.
We target communities where disciplined operations and stronger leadership can unlock meaningful value. An average of 60% of our deals are completely off-market, sourced through deep existing relationships with large institutions, developers, and brokers, combined with proprietary AI-powered outreach to facility owners.
Our current pipeline includes four ground-up developments and five acquisitions, totaling $284 million in deal capitalization and $145 million in equity.
